{"id":577,"date":"2016-09-27T13:28:18","date_gmt":"2016-09-27T19:28:18","guid":{"rendered":"http:\/\/hoa-poa.com\/hlerg\/?p=577"},"modified":"2017-04-24T11:21:32","modified_gmt":"2017-04-24T16:21:32","slug":"before-you-purchase","status":"publish","type":"post","link":"https:\/\/hoa-poa.com\/hlerg\/before-you-purchase\/","title":{"rendered":"Before You Purchase"},"content":{"rendered":"<p>For those who are considering a property purchase in Holiday Lake Estates, you may want consider what you would like to accomplish with the property.\u00a0 Make sure that your plans fit the property, the subdivision, and the county.\u00a0 Some things to consider:<\/p>\n<p><strong>Does the person selling the property have deeded rights to it?<\/strong> Since HLE has existed for many decades, some properties within the subdivision have been passed down through families.\u00a0 As I have found, some of those new heirs\/owners did not do the paperwork to have the deed transferred into their name.\u00a0 Texas is a community property state but when it comes to real property there are some laws that can confuse this issue.\u00a0 If a couple marries after one of them has purchased property, they need to add their spouse to the deed or their can be deed problem if one should pass away.\u00a0 So, don&#8217;t be afraid to ask the seller for a copy of the current deed or call the Polk County Clerk to be sure <a href=\"http:\/\/www.co.polk.tx.us\/default.aspx?Polk_County\/County.Clerk\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>&#8211;&gt; Click Here <\/strong><\/a><\/p>\n<p><strong>Is the land \/ property free and clear of any liens?<\/strong>\u00a0 If you are going through a title company to purchase your land, the title company will do a title search for you and you will receive a guarantee of free &amp; clear title.\u00a0 If you do not use a title company, you may want to check for any liens on the property.\u00a0 The Polk County Appraisal District <strong><a href=\"http:\/\/www.polkcad.org\/contact\/default.html\" target=\"_blank\" rel=\"noopener noreferrer\">&#8211;&gt; Click Here for Contact<\/a><\/strong> and the Polk County TX Clerk <a href=\"http:\/\/www.co.polk.tx.us\/default.aspx?Polk_County\/County.Clerk\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>&#8211;&gt; Click Here <\/strong><\/a> can steer you in the right direction for finding that info.<\/p>\n<p><strong>Is the land in a flood zone?<\/strong>\u00a0 Some of the properties in HLE are completely, or partially, under the base flood elevation.\u00a0 If you purchase one of these properties, and intend to build on it, or improve it in any way, you may want to discuss this with Polk County before you purchase.
